Preservation of Property Values
Routine Facility & Common Area Inspections
Your community is inspected routinely by our community managers with observations recorded on a standardized Inspection Report. Your Board of Directors receives the report in a timely manner with appropriate actions taken and authorizations required noted on the form.
Experienced, approved vendors provide professional service at a fair and economical price. CAMS provides direct subcontractor and service company oversight.
An additional benefit is that your association can realize savings by taking advantage of CAMS’ bulk-buying benefit.
Reserve Component Analysis
The current status of the common elements owned by your association is reviewed during preparation of the annual budget to ensure allocations meet the current and future needs.
In addition to the annual review during the budget process, routine Reserve Studies by a professional are important for your association to ensure that funds being allocated are sufficient for the current condition of the Common Elements. We will recommend analysts or the association may hire Mike Stonestreet, co-owner of CAMS to perform a study.
Consistent and Fair Covenant & Rules Enforcement
Neighbors often find it difficult to enforce the Covenants and Rules of the Homeowners Association upon a neighbor. However, consistent and fair enforcement is North Carolina law. CAMS will take care of the details involved in this important process in a manner that ensures compliance with the North Carolina Planned Community Act while preserving each association’s community-wide standard which benefits every property owner, buyer & seller.
